Having worked in both the public and private sectors we have a detailed understanding and experience of how the planning system works. Furthermore we know when and how to engage with relevant decision makers to secure planning consent for development.

As the consultancy is small this allows us to be very competitive on pricing because we don’t have the overheads which larger companies have.

We pride ourselves on offering a very personalised service tailored to your needs as a client. At Context Planning you will have direct point of contact with one of the senior experts assisting you with your project rather than a junior consultant so you can be confident that the full breadth of our experience is being brought to bear on a case.

Mark Reynolds Bsc(Hons) MSc MRTPI

Mark is the Managing Director and the founder of Context Planning Ltd. He has over 20 years experience within development management and he is a fully chartered member of The Royal Town Planning Institute (RTPI).

Before founding Context Planning Ltd, Mark worked for Local Planning Authorities in Wiltshire and Somerset progressing from a Senior Planning Officer position to the Head of  Planning at Bath and North East Somerset where he managed a large multi-disciplinary team and  input into the largest strategic projects across the district. Mark still retains involvement in the public sector through regularly representing local councils at hearings and inquiries.

Since moving into planning consultancy, Mark has led on a vast range of projects from major housing and commercial developments down to individual sites on behalf of landowners. Due to his diverse experience and excellent technical knowledge, Mark is particularly strong at finding creative solutions that deliver positive development outcomes for his clients. He brings a unique perspective and deep understanding of the planning system which he applies in a highly focussed and driven manner.

Sasha Berezina BA(Hons) MA MRTPI IHBC

Sasha is a conservation-trained planner who since 2006 had been working in local planning authorities in Dorset and Somerset. Prior to taking on the role of a co-director of Context Planning Ltd, Sasha worked as a Senior Planning and Conservation Officer in Bath and North East Somerset Council handling a range of high-profile and complex planning and listed building applications across the district. She is a fully chartered member of both The Royal Town Planning Institute (RTPI) and Institute of Historic Building Conservation (IHBC).

Sasha is very experienced in heritage planning negotiations and has advised on multiple projects for the construction of new buildings in historic settings as well as the alteration and conversion of numerous statutorily listed and unlisted buildings.

Tessa Hampden BSc MA MRTPI

Tessa is a fully accredited Chartered Town Planner who has been working in the planning sector since 2006 gaining vast experience and understanding of both public and private aspects of the process. She has also built a great network of professional contacts and strong working relationship with a variety of stakeholders.

Her portfolio of projects is impressively versatile ranging from work as a case officer securing permanent permission for Glastonbury Music Festival to the multi-million regeneration project at Grade II* Royal Mineral Hospital in Bath, as well as many housing and commercial schemes. Tessa has the wealth of experience of representing public and private clients at complex appeals, public hearings, and inquiries.

Tessa is very strong at a proactive and customer-focused approach to project development, turning our client’s goals into workable good quality schemes with the best chance for success at planning stage.

Isabelle Reynolds BSc (Hons)

Isabelle joined Context Planning Ltd in October 2022 after graduating from the University of Exeter with a First Class BSc (Hons) degree in Business Studies. Since joining the company, Isabelle has been gaining work experience in planning by conducting research and site appraisals, as well as assisting with preparing planning statements for various projects. Isabelle is particularly interested in sustainable construction and enforcement aspects of development management. She is actively working towards becoming a Chartered Town Planner within the next few years.
